Booking terms

1. The property

Villa Victoria B&B is an accommodation business classified as a Bed and Breakfast, operated by Aneta Berlinska, Traversa Sant'Andrea, 87045 Tessano di Dipignano (CS), Italia. CIN IT078049C1PHJHO9UH · CIR 078049-BBF-00001.

2. Prices

Prices are per room per night: €65 for one guest plus €24 for each additional guest, up to 2 guests per room. Stays of 7 nights or more get 5% off; one-month stays get 30% off. The whole house, up to 6 guests, is €180 per night. A €20 final cleaning fee is added once per stay and is always included in the total. Prices include a self-service breakfast with coffee, tea and packaged products. No tourist tax applies. The total price is shown before confirmation.

3. Minimum stay and times

The minimum stay is 3 nights. Check-in is flexible and arranged with us. Check-out is by 13:00.

4. Confirmation and payment

Bookings made on the website are paid in full by card at the time of booking through the Stripe payment platform. The booking is confirmed once payment is complete and you receive a summary by email. Bookings arranged by phone or WhatsApp are confirmed in writing, with the payment terms stated in the confirmation. Any refunds are made to the original payment method.

5. Cancellation

Cancellation is free up to 48 hours before the arrival date. For cancellations made within 48 hours of arrival, 20% of the total amount is refunded. No refund is due for no-shows without cancellation. Bookings made on Airbnb or Booking.com follow that platform's terms.

6. Right of withdrawal

Under Article 59(1)(n) of the Italian Consumer Code (Legislative Decree 206/2005), the right of withdrawal does not apply to accommodation services for a specific date. The cancellation policy in section 5 still applies.

7. Guest registration

On arrival every guest must show a valid identity document. Italian law (Art. 109 TULPS) requires us to report guest details to the police.

8. Use of the property

Guests must respect the house, its furnishings and the quiet of the area. Damage caused during the stay may be charged.

9. Applicable law and complaints

This contract is governed by Italian law. For complaints write to info@villavictoria-italy.com and we will look for a solution. Consumers keep all their statutory rights, including the right to bring proceedings in their place of residence.
